We are interested in buying a vacant lot directly from the seller. What documents do we need? Do we need to get a real state lawyer for this or can we do it ourselves?

The seller can transfer the title to you through a quitclaim deed. But I would prefer a Warranty Deed because it transfer property free and clear and the seller can be held responsible if any dispute arises due to a cloud over the title in future. You should involve a lawyer in this transaction to avoid any problem in future.

you are always wise to engage an attorney when you deal with real estate. there are far too many hazards in purchasing that you wouldn't be aware of that counsel can lead you through.
