buying a house from family member

My brother owns the house my parents are living in. I want to purchase this house from him. he is having finance problems. the house is free and clear. I am purchasing this under market value. What do I need to do. he wants to quit claim it to me.

Welcome to forums!

You've mentioned that the property is free and clear. In that case, your brother can sign a warranty deed and transfer the property to you. Once he does so, you would become the owner of the property. Then you will have to record the property deed at the county recorder's office where the property is located.
