I am tring to buy a piece of land from a family friend. The deed is in his mothers name and she has passed away. What do I need to do to get this deed into my name? Thank for any info on this.
First ask your friend to transfer the land in his/ her name. Then you can buy.
I hope your friend will be single child. so there will not be any family dispute.

As robert suggested then only you can buy. Basically it is very important that the land/property should be on your friend's name 1st.

Your friend needs to file an affidavit of heirship and transfer the property to his name first. Once this is done, he will have to transfer the property to you with the help of a quitclaim deed.

As far as I know, there is no fixed time period within which your brother will have to complete the probate. However, in order to complete the probate procedure, your brother will have to contact an attorney. He will guide him in this regard.
