Can anyone differentiate CC&R's and Easements with Example's?

Covenant Condition Restriction (CC&R's) agreement is included in the property deed to define and restrict the manner in which that property can be used. A simple example would be a deed which contains covenant that owner will not permit noxious uses on the property. It can also be a list of particular things not allowed created on the property like stables or factories. CC&R's set the general rules & guidelines that homeowner accept to abide by.
Compared to CC&R's, easement is the right to prevent or to do something over the property of another. This right is described as right to use the land of another person for some special purpose. An easement does not give the holder any possession rights but only rights to use that property.
