changing name after divorce

i got divorced in 2004 and nothing was shared i left everything including the house after a year i found out nobody is living in that house so i went back with my kids and stayed there until now the problem is that the house is still in his name. is it possible for me to change the title without him being involved?if so which route must i follow
You would not be able to change the ownership of the property without his consent. That would be forgery and fraud. If he is not paying the loan, then eventually the home will go into foreclosure. You are best to contact him, and see what his plans are with the home. Ask that you can take over on the property. If he is willing, he can grant you the title...If there is a loan, see if you can assume the loan as well. Good luck

You won't be able to get the property title changed in your name unless you involve your ex in the whole process. Your ex will have to sign a quitclaim deed and legally transfer the property to you.

You have to involve him in this matter otherwise it will be considered as fraud and he can take action against you.
Whether he is living in that house or not but this house's property papers has his name.
So, you should contact him and talk to him about this.

No, it is not at all possible for you to change the title of the house without your ex-husband's approval. It does not matter as to whether or not he is living in the house since the property paper's are still in his name. So, you should talk with him before taking any step further.
