In 2002 my son bought land and paid it in full with cash we loaned him from my money my mother gave me. My husband and I now want the land deed to be in our name. My son agrees because he no longer wants the property and then he will not have to pay us back. Can we file a warranty deed with no money exchange and how can we do it?
As the property is free and clear, your son can use a warranty deed in order to transfer it to you and your husband. You can contact a real estate attorney and get the deed drafted. He'll also guide your son to fill out the deed.
