How is a person who passed away taken off title?

My parents own a home. My father passed away. What's the process to change the title into only my mothers name.

Did your father had a will? If he had a will, then the will needs to be probated. Once the probate is complete, the will needs to be recorded at the county recorder's office. This will help you in transferring the property accordingly.

If your father did not leave back a will, then your mother will have to file an affidavit of heirship in the county recorder's office and transfer the property in her name.

As adonis says, If your father make will before die if they make will then you need to know about this will about beneficiaries name. The property will goes on name which given in will.

Normally after fathers death his wife or daughters is owner of property. Now your mom is alive so she is the owner of your dad's property.
Then your mother can follow adonis's information.

I know if there is not a will then the automatically property will transfer from your father's name to your mother's name provided she has marrige proof.
Also if there are more tahn two wives in that case property will be equally divided into two benificiaries.
