My 2 sisters and I inherited a house that one sister lived in for 20+ yrs, trashed and then deserted.. It is not worth the land it is sitting on but I am the one they expect to pay the taxes, insurances, etc. I want to wash my hands of the whole thing. If I were to do a quit claim, is that all I need to do to be free of this mess? Do I have to get my name off the recently transferred deed that names as all as owners? If so, how is that done? Pay an attorney again? Thanks

You can sign a quitclaim deed and transfer your share of the property to your siblings. This will release you from all the liabilities towards the mortgage. It will be better if you could contact an attorney and take his help in this matter.

a quit claim will release you from title but if there were a mortgage (sounds like there may not be) it would not release you from that liability assuming your name is on the mortgage.
