Claim over a property under the name of former boyfriend

Good noon. My friend purchased a lot at Zamboanga Sibugay. The lot was originally mortgaged to a Bank and under the name of the daughter of the seller. An SPA, however, was issued by the daughter to her mother thus, the sale was consummated.

My friend named the deed of sale under his boyfriend to facilitate processing of papers (filing of taxes, transfer of ownership, etc.) since she works here in Manila.

A few months later, she built a house over the said lot by getting loans from GSIS and her employer's loan programs. In other words, she was in deep debt because of the house.

After a year that the house was built my friend and her boyfriend broke up. She found out that her boyfriend had impregnated another girl and worse lets the girl stay in their house. She now plans to sell the house but her boyfriend wants a share of half the proceeds of the sale. He claims that my friend can not do anything about it since the title was under his name.

Is there a way that she could get back the property considering that her ex boyfriend was jobless ever since and she was the one supporting him during their relationship. The boyfriend used to live in a "squatters area" together with her parents. The parents and his siblings also had personal interest over the property considering that it would be their chance to own a property by getting advantage of my friend.

Will nullification of the deed of sale applicable to this case.

Please enlighten us. We are hoping for your immediate attention to this matter since the boyfriend is threatening to sell the property on his own without giving any share to my friend. Thank you for your time.
based on your description of location of this transaction, i have to conclude it took place outside of the united states. unfortunately, the vast majority of commentaries and commenters on this forum are located in the usa. we lack, for the most part, expertise in other countries.

please describe the locale of your property more specifically.

The property is located in the province of zamboanga sibugay in the Philippines. Zamboanga is located in Mindanao.

well, you might find someone here with knowledge of real estate law in the philippines, but most are from the usa, as i noted.
