When purchasing a repossessed mobile home from the mortgage company, how do I know there is a clear title?

I'm in the state of Georgia and am purchasing a repossessed mobile home from VMF Mortgage company. It is in a mobile home park and I could check with the office there about fees to leave it or it could be moved. The field manager emailed me a closing agreement. I have 7 days to wire the money and they will send me the title in 7-10 days. It also says that the "seller makes no representations as to any lien imposed by state, county, city, ordinance or other entity for taxes, storage, rent, waste disposal, or otherwise, which is not recorded on the title. Any and all liens not recorded on the title are the buyers responsibility."

Now, how do I go about finding out any lien not recorded on the title? The first question I asked was if there was a clear title? Can I go to DMV with the ID#? Is this a trustworthy company that I should just take their word for it?

I've never bought a home before. I was really excited earlier today, but now I'm not so sure!

You can contact the DMV with the ID number and check out if any liens are recorded against the property. You may even engage a title search company who will help you in finding out whether or not there is a lien on the property. I would not suggest you to blindly trust the company. You should always do your research about the property before buying it.
