She has to seek legal advice that how the house wll be in her name . Dose she have siblings also?
Hi jellison!

Your client needs to file an affidavit of heirship in the county recorder's office and get the property transferred in her name. She will have to submit the death certificates of her deceased parents at the county recorder's office also.
Feel free to ask if you've further queries.

is there a will? has the estate been probated? those are critical questions here. of course, as catharin has already noted, it is important that your client retain the assistance of an attorney to sort this out.
once she has become the sole owner of the property, she could begin to apply for a 203(K) renovation loan.
