My grandparents bought a house in 1993. My grandpa is deceased but no will. Can my grandmother sell me the house with both of their names on the warranty deed?... Will a Affidavit of Heirship with the title company be sufficient?

Your grandmother will not be able to sell off the property with both the names on the property deed. She will have to file an affidavit of heirship at the county recorder's office and get the property transferred in her name. Then, she can sell off the property to you.
