what are the defferances between a deed and a document?

I think you're are speaking about property deed. It is a legal document mentioning the details about the property ownership. In this case, there is hardly any difference between a deed and a document.

Deed (n.): a signed and usually sealed instrument containing some legal transfer, bargain, or contract
this assumes, of course, that you are talking about a deed as we know it in the mortgage business.
Document (n): a writing conveying information
this could be a piece of paper (or several) or something written online.
