Deed question

Hi.

My partner and I are looking at houses. The mortgage will be in my name, the deed will have both our names.

I am curious what would happen if we were to break up; how would I remove my partner from the deed and continue the mortgage?

What would my options be if I wanted to sell and he didn't?
