how do you remove a name from a deed?
You should draw up a new deed with the names of all parties currently on the deed. See an attorney or look on line for a deed. Have it executed by all parties currently on the deed. It will need to be executed in the presence of a notary to authenicate it. Obviously the new deed should have verbiage that releases you from ownership. Then take it to the recorders office to be recorded. Contact your county recorder and they will advise you on the proper location to take your deed to be recorded. It may very depending on where you live, but the county level would be a safe place to start.

The person whose name you want to remove from the deed needs to sign a reverse deed in your name. Once he signs a reverse quitclaim deed in your name, you will have to notarize it and record it at the county recorder's office.
