Buying Property with one deed, 2 lots and one tax bill

Hi, Our offer for a property has been accepted whose deed which we checked online says it has 2 lots with one deed and one tax bill. Is it possible to separate them in 2 deeds and the lot which is vacant can it be sold? This is in Sharon,MA. Kindly advice?

If there is no mortgage on the property, then you may be able to sub-divide the land and sell off the vacant lot. I would suggest you to contact your real estate attorney and discuss the matter with him. He may help you know a way out.
