If the deed transfer is never filed can it be voided
I only know of CA law, but a deed is considered valid, if recorded, or possession has taken place. So if the party took possession to the property, it implies acceptance of the transfer even if the deed was not recorded.

If the deed has not been recorded at the county recorder's office, then it won't be considered as legal. The deed is void.
