deeded home still under mortgage contract

I deeded my house to a friend and I assuming the mortgage, because the mortgage was non-tranferable. Now I can't get an insurance policy because there are two dogs on the property, which because of the breed, companies refurse to underwrite. If I call the mortgage company to let them know that the house was deeded over and no longer under my name, but that I will continue making the mortgage payments, what could happen?

There are chances that the mortgage company may call the loan due immediately. If the lender does not calls the loan due, he may ask your friend to refinance the loan in his name.
