parents deeded their house to my sister and i and then they both died within four days of one-another three years ago this month. we have been paying the mortgage payment which is still in my step-father's name. what should i do? i'm not really in the position to refinance as i already have a house and mortgage of my own.

If you want to save the property, then you will have to continue paying the loan. If you stop the mortgage payments, the lender would simply foreclose the property. If your sister has a good credit score and income, then you can request her to refinance the loan in her name.

We have been paying, but can I be forced to refinance? My sister won't qualify for a refinance.

The lender can force you to refinance the loan in your name or else he may call the loan due immediately.
