I'm in the process of buying a house, quick back story:

House was purchased for cash days before it went to auction. I talked with the seller and we found out he could not sell it to me unless he owned it for 90days. So we waited and made a PA on the 90th day. We've been working with the mortgage company for 6 weeks and had approval with conditions, met the conditions then added one saying the PA was signed on the 90th day and not the 91st day.

I found the notarized deed which was 2 days prior to the date it was recorded- will this be sufficient or am I SOL.

If the deed has been recorded at the county recorder's office with you as the grantee to it, then you would be considered as the owner of the property. The deed would be considered as valid.
