My wife and I recently divorced. As part of the settlement, she was awarded the deed of trust for a property I had sold. May this deed of trust and promissory note be quitclaim deeded to her?

You can quitclaim deed the property to her. However, as far as the mortgage is concerned, your wife will have to refinance it in her name.
