my ex girlfriend is on the title of my home. however she holds no responsibility to the home. she is now trying to dictate who i have live in the home.
what are her rights to the home? can she tell me who can live there if she is only on title
i did this because we share a child and i was foolish at the time however now she refuses to sign a quit deed
what are her rights to the home?

Hi wondering!

Though she does not have any financial responsibility towards the home, she has the equal rights like you. This is because her name is on the deed. No one can force you to do anything but yes, she can definitely claim the property or demand sale proceeds if you sell off the house in future.
You can try the option of "buying out co-owner" if you want to remove her name from the deed. You can offer her a certain sum of money and ask her transfer the ownership of the property in your name. Or else, you may file a partition law suit wherein the property will be sold and the court will decide who will get the sale proceeds.
Feel free to ask if you have further queries.

as an owner of the property, she has a say in how the property is handled, yes. can she specify who can live there? i doubt that.
you do, indeed, have the option to buy her portion of the equity in the home as sussane has noted. filing a partition lawsuit, as suggested, would seem to me to be extraordinary, unless your desire is truly to sell the home.
