Hi Christy!
Welcome to forums!
Your boyfriend needs to sign the quit claim deed in your favor. This will help you in removing his name from the property deed. However, you cannot force him to remove his name from the property. In my opinion, you should get in touch with a real estate attorney and check out if he can help you in this regard.
Feel free to ask if you've further queries.

My ex boyfriend was on my title but then tried killing me, so I took him off the title and told him to get out. He won't get out, but my lawyer said that I can't do anything because he has the other title that has his name. It was only on there as "or" anyway and that's how I was able to get him off. He stole my money and my furniture, jewelry, and my property. I am scared for my life. How do I take care of this? Please advice. thank you.
Hi Fanny,
You won't be able to remove him from the property title, unless he signs the quitclaim deed in your favor. You cannot force him to sign the deed in your favor. If you wish, you may offer him an amount of money and ask him to transfer the property in your name.
