quit claim deed problem

my sister went thru a divorce 3 yrs ago in nevada and received the home under the divorce settlement. the current mortgage is under both their names. her ex husband left the country without signing the quit claim deed that would allow her to sell the home, refinance, etc when she so desires. he is aware of this and refuses to return it. what is her next course of action?

Your sister can offer some money to her ex-husband and can ask him to give away all his interests in the property. This is known as “buying out co-owner”. If her ex-husband agrees to this then she can easily get the title of the property in her name.

You must enforce the divorce judgment in family court. Consult with a family law attorney.
