My mother has passed, do I need to remove her name from the deed?

i am funding my father's revocable trust and would like to transfer title of his house into the name of the trust with him being the trustee. my mother, who has died, is on the original deed along with my father. do i need to remove my mother's name in order to complete the quit claim deed or is it acceptable to just list my father as the grantor and the trust as the grantee?
Welcome tuhlandj,

Your father should file an affidavit of heirship in order to remove your deceased mother's name from the property deed. Then your father can use a quitclaim deed in order to transfer the property into a revocable trust.
