I discovered a piece of property driving around the area where I presently live. It has a Real Estate sign on it. My mom checked the website for the size of the property and the price.
Then I further discovered the owner had retired from my workplace AND my present workmate was a good friend. I eventually spoke with the owner telling them my situation: single mom, 2 sm children, buying a manufactured home, possible eviction from present property [the owners want to sell it - way too expensive] AND I cannot get any kind of a loan because my debt to income ratio is too high! NOTE: I have an 803 credit score with only one true debt now and that is my home!
I've asked if I can pay $2000 down and rent-to-own; they told me yes; except their contract with the realtor is up in December if they can cancel before then.
So my question is: Is there a fee, or any cost to cancel a real estate listing contract in Arkansas? And approximately what it would be? And how to go about it; does it need to be in writing, and/or verbal via face-to-face or phone.
My friend says they're intimidated by the agent, even though nothing legitimate has been done to the property; ie grass cut, bushes trimmed, etc.. He evidently is very brusque when he speaks with them.

As far as I know, there is no fee associated with the cancellation of a real estate listing contract. The seller can send a certified mail or intimidate the broker over the phone about his/her intention of canceling the listing contract.
