The loan is in my name only and my husband is on the deed with me. Does he have to fill out paperwork to be taken off the deed or can i do this?
he need to sing the quit claim deed.

It is your husband who needs to sign a quitclaim deed and transfer the property in your name. You cannot do it yourself.

make sure that when he sings the deed that he's in the right key or it won't work.
