i am on mortgage alone with bank for house.my girlfriend gave me gift letter for 72,000.00 when i bought house.we need to sell but she is unwilling to take loss of money even though she has no job. i quitclaimed her after we bought house so she is on that with county.how can i force a sale lower price to get out?

As you say you quite claimed house to her, That means she is the owner of property & now you have not any author to force her to sell the property. You can't sell property without her permission.
you have one option if you on loan you can stop making payments to lender then he will going to foreclosure this house& he will sell off it for recover loan amount. Its crazy option but you can do this.

If your girlfriend is the sole owner of the property, then you won't be able to sell off the property without her consent. If you are one of the owners of the property, then you can file a partition lawsuit. The court will look into the matter and order a sale of the property.
