The property is in foreclosure. what are the legal ramification as per grantor signing over the deed to grantee.
Does the grantee has the right to speak/negotiate with the grantor's mortgage company.

If the property is in foreclosure, I don't think the grantor can sign a quitclaim deed to transfer his/her property-interest to a grantee. Any such transfer would be seen as 'fraudulent conveyance' and the lender can even sue the grantor.
