mother in law passed away, spouse passed away before her, she left the property to myself in the will, her son did not probate the will as he himself was going through some personal issues at the time, time passed and by the time I checked on it it was to late to probate, I have been paying the taxes on the house and doing the upkeep on the house, I also resided at the house for fourteen years before I moved this year. What can I do without having to sink a lot of money into this?

In order to transfer the property in your name, you will have to probate the will. As the will has not been probated yet, you need to contact an attorney and take his opinion in this regard.
