what is the difference in a quick claim deed and a deed of gift

Posted on: 20th Feb, 2011 12:06 pm
a deed of gift was issued and recorded to my son. Is this the same document as a quick claim deed and can either party do any thing with is property such as acquire loans or sell this property
Hi rosannc,

You've gifted the property to your son. He is the owner of the property now and can take a mortgage on the property or can sell it off as per his wishes.

Thanks

why does the deed of gift show him as a tenant giving me life time rights to the property with ownership of said property going to him at the time of my death

Hi rosann!

Welcome to forums!

You should contact a real estate attorney and show him the deed. He will clarify the whole matter to you.

Feel free to ask if you've further queries.
