a deed of gift was issued and recorded to my son. Is this the same document as a quick claim deed and can either party do any thing with is property such as acquire loans or sell this property

You've gifted the property to your son. He is the owner of the property now and can take a mortgage on the property or can sell it off as per his wishes.

why does the deed of gift show him as a tenant giving me life time rights to the property with ownership of said property going to him at the time of my death
