Do I need a witness for Gift Deed or is a Notary enough

If the deed mentions that you are the sole beneficiary to the property, then she won't be able to transfer the property to someone else.

house was deeded as a gift deed to 3 of 6 children. One of the 3 recently died. Can the heirs of the deceased make the other 2 children buy his/her part?

my grandmother and her 3 sons entered into a contract with a builder to build flats on my grandfather's property out of which 4 flats will be given each to grandmother and her 3 sons .After my grandmother's death we get to know that her flat has been gifted to one son's daughter without noc from the other brothers It is felt that the gift deed has been made without grandmother's knowledge as nobody knew of the transaction in her lifetime

Well... if you and other heirs think that there is something fraudulent in it, then you and the other heirs can contact an attorney and check out what steps you can take in this matter. As far as I can understand, you and the other heirs will be able to take legal actions against the concerned person if fraudulent activity can be proven.
