Can a person transfer their rights to property under a joint tenency?

Two people have property under a joint tenancy. One of them wants to transfer their interest to someone else. Mainly this is done so that the joint tenency is broken and her son aquires an interest in the property if something happens to her. Will a grant deed work? And does the other joint tenant have to know about it?

Either a grant deed, quitclaim deed or warranty deed can be used to transfer property ownership. A joint-tenant can transfer his/her share in the property to a third party without the consent of the other joint-tenants. In such a case the joint tenancy form of ownership will dissolve into tenancy in common.
