I am getting ready to pay off my land. My father is on the deed and he would like to be taken off, how can I do this? Once he is off, I want to give part of the land to my son and would like to know how to do it?

your father can sign a quitclaim deed and transfer the property to you. if the mortgage is also in your father's name, then you'll have to refinance it in your name. thus, you will become liable for the property as well as the mortgage.
once the property is transferred to you, then you can sign a quitclaim deed and add your son to the property.
