I have had this property sence 1987. When I married my husband he went on property. then after 10 year or so he started doing drugs. I did not want to loose my house so I had him quit claim it back to me. On the deed it was
Bill acasio grants to Cherlyn acasio, sole and seperate property, and at my death it goes to my grand children. morgan and andrew eastridge and chase and gg cianfichi minor grand children.

When my husband died I sold 50 feet of property. there is a problem because they say property went to grand children. But these are my grand children not his. It should of read at my death (cherlyn Acasio) property goes to minor grand children.
The title co almost let this go but now tell me I have to either wait until all 4 kids are 18 to sign a paper or have to get a appointment of guardian ad liten. I can't let the poor man who brought property wait 5 years so I guess I will have to do the guardian ad liten. Can I be that person or do I have to ask the one or both of my daughther to be it. I just need the Deed corrected so the man gets his property. I guess it will be something like

Morgan and andrew eastridge and chase and gianna cianfichi grant to Cherlyn acasio sole and separate property.

But I still want to say something like when I die that the house goes back to my minor grand children.
so I don't have to do another deed later

I can understand your situation. I will suggest you to contact a real estate attorney and take his opinion in this regard. The real estate attorney will guide you as to how you can rectify the deed so that the buyer can get his share of the property and the rest of the property goes to your grand children.
