my mother granted me her property as a one time gift. It is a mobile home on land that she owned. The park is one of the few where you own the home and the land. I have the grant deed which references the lot and tract numbers. Does this grant deed automatically include the mobile home? It is a triple wide.

If the grant deed mentions that the property has been transferred to you as a gift, then you would be considered as the owner of the property. In order to know whether or not the grant deed transferred the property to you, you'll have to check out the deed properly. If you're unable to understand the deed, take help of a real estate attorney.
