grant deed verses quick claim deed

A grant deed is a better option than a quit claim deed. When the property is transferred through grant deed, the grantor actually guarantees that the title is free of any liens and the transfer of ownership is very clear. But a quitclaim deed transfers property in "as is" condition, which means it does not guarantee if the property has any lien attached to it.
