is my grant deed good after an affidavit death of a joint tenant recorded by same grantee.

my mother was joint tenants with brother and sister...before her demise she granted to me as hereby grants to elizabeth the same as she added my brother and sister..so i would own 1/3 ..her share ..I did not record and now that my brother has passed and the death of joint tenant of my mother was recorded last year my sister says it is no good....a broker told me my grant deed was good forever............

A grant deed signed and notarized legally never becomes invalid. Thus even after your mother and your brother's unfortunate demise, the deed is equally valid.
