Father owned 3 deeds on property in Midland, Texas. Passed away in California with a living trust. Company handling deeds says that he did not state who "exactly" deeds go to, so they are defaulting the deeds to the former owner, his mother, saying it go to all 11 of her grandchildern. The living trust states everything goes to his 4 children. The Company states that it is Texas Law to revert to former owner unless it states exactly who the deeds go to. Is this a true statement? if so, how do we get everyone off the deeds that are not my father's children? Use Quit Deeds?

You cannot use a quitclaim deed to transfer property as your father is no more now. You should have a word with a local real estate attorney and he will let you know how you should handle the matter.
