I am 79 Widow and would like to give my house to my daughter before i pass. There is a mortgage on the home ,that they would continue to pay. They recently had a failing business and filed bankruptcy.but they still owe a large amount of sales taxes...If i do a quit claim can they take the house from them? Or should i just have them leave it in my name after i pass, I would not want them to loose it, as they live with me now,and have no other place to go.

In my opinion, it will not be a good idea to transfer the property to your daughter right now as she had filed bankruptcy. You can draft a will and declare her as the heir to your property. After your death, your daughter will have to probate the property and transfer it in her name.
