Mom quit claims property to one son with life estate. Can that son quit claim the property to another brother as long as the life estate stays with it. The property is in MA

The son can quit claim the property to someone else with the life estate clause remaining intact. However, in order to do so, he will have to take the help of a real estate attorney.

you can only transfer the property interest you hold in real property. so, if you the son used a regular quit claim deed to transfer his interest in that property, it would be the life estate.
