my wife sign off interest to my home that is in my name only a few years back when i refinanced. being in california, she had to sign off her rights in order for me to refinance. we are now starting divorce proceedings. she does not have any stake in the home because she signed off all her interest and never was on the lease and was never put on after the refinancing took place, is that correct?

If your wife had signed an inter-spousal transfer deed and transferred the property interests to you, then she won't have any rights to the property. It will be considered as your separate property when you file for divorce.
