To whom does the property convey when the owner, having a life interest in the property dies? Can he transfer the life interest to a living relative?

After the death of the owner, the life estate clause becomes null and void. If there is another owner mentioned on the property deed, then he would become the sole owner of the property. A deceased owner cannot transfer his life interest to a living relative. While the owner is living, he may sign a deed and transfer his property to someone else.
