The house is in my husband's name only. He has agreed to put me on the Deed so that we both own the house. Does this transaction have to involve the lender?

Your husband can use a quit claim deed in order to add your name to the property deed. You don't have to involve the lender in this transaction. After the change in ownership, the lender may ask both of you to refinance the loan.
