Joint Tenancy Termination

My father and I have a joint tenancy for the home that I'm living in now. He and I had a falling out and he has abandoned the property with his new girlfriend. I have no way of contacting him to sign the quitclaim forms to transfer the deed over to me. I'm solely paying the mortgage and property taxes myself without any of his financial help. What are my options if I wanted to sell or have the property transferred to my name if I cannot find him or he refuses to sign the forms?

Any help would be greatly appreciated.

If you want to get the property transferred in your name, then you will have to contact him and get a quit claim deed signed from him. If he does not transfer the property to you and if you want to sell it off, then you would require his signatures on the deed. As you're unable to trace him, I would suggest you to have a word with your attorney and take his opinion in this regard.
