My dad is buying 5 acres that one day my husband and I will build on. He plans to first build a guest house for himself. He wants the warranty deed to have his and my name on it. He is asking about having a joint survivorship document filed. Is this only for spouses? What is the benefit to this and would he still need it in his will. However, I'd just like to add that your father does not need to prepare any will if you and him are listed on the title as joint tenants. The right of survivorship will allow you to have full ownership rights to the property when your father is deceased.
