My grandfather is very ill but still wants to occupy to home until he passes away he has a wife that is still alive and will occupy the home until she passes away! My question is they want the house to stay in the family, before they both pass away what can they do to keep the house in the family? Are they able to sell it to a family member before they pass away for what it appraises for because its paid in full and its owner is both of them?

Your grandparents can draft a will and transfer the property to the family members. This will help them in keeping the property within the family. After their death, the family members/ heirs will have to probate the will. Once the probate is complete and the will is filed at the county recorder's office, they would get ownership of the property.
