Mom wants her four kids to have title to her house upon her death. What is the best way to accomplish this to keep it our of probate? Thanks

Your mother can sign a quit claim deed and add you and your siblings to the property deed. This will make them the owners of the property. Your mother can include a life estate clause in the deed which will help her in staying in the property until death.
