When is it best to file the ladybird deed? We had it signed and notorized with my father.
Hi Debbie,
If the ladybird deed has already been signed and notarized, then you can immediately get it recorded at the county recorder's office.

I was told we would have to pay taxes if I do it before his passing. But I was thinking its not a binding document until its filed. What is your take on this? If We wait till his passing what happens?
Hi Debbie,
Yes, it is true that you may have to pay taxes and fees when you try to record the deed. But again, if you try to record the deed after the grantor's death, the deed may be considered as null and void.
