My dad has been paying the taxes on land in Louisiana that belonged to his deceased stepmother. He is her only surviving heir, and she passed away without a will over 5 years ago. How do we go about transferring the title into his name?

Your father will have to file an affidavit of heirship at the county recorder's office and get the property transferred in his name. This will make him the owner of the property.
